We recently assisted a small local developer with planning his first enclave — a future single family development, how exciting! Here are a few notes:

1. Always stay holistic, using a large white board, and not pen and paper.

2. Start by placing the homes (single family), then the backyard, and finally the front yard to the street.

3. Push hard for variable home setbacks, more dynamic, and more appealing.

4. Connect trails directly to residential areas.

5. Think accessibility and recreation.

6. Use long pieces of rope to setup view corridors.

7. Address stormwater management as early as possible.

8. Plan roads last if possible, intersections are the enemy, simplify traffic flow, maintain design coherence, shorten street lengths when possible.
